Probate is rarely a family's plan. When it is your turn to handle an estate, the house is usually the largest asset and the one with the most questions attached: who enters it, what is inside, what it needs, what it is worth, and how it gets sold. A probate Realtor exists to carry that weight. What an Estate Gets When You Hire Me

An estate is not just a listing. It is a property that may be vacant, full of a lifetime of belongings, need repairs, or sit months from a decision. I coordinate the real estate side end to end and we handle as much or as little as the estate needs:

If the personal representative lives out of state, that matters even more. Someone local needs to meet the contractor, let the cleaner in, check the staging, and watch the vacant house. That is part of the service, not an extra line item.

The Selling Options I Lay Out for Every Estate

There is no single correct way to sell a probate property. I present at least four approaches and let the numbers decide:

Traditional Sale

The house goes to the open market through the MLS with full retail exposure. This is the option families usually picture, and it is often the right one after the property is cleaned out and reasonably presented.

Prepare and List

Selected repairs and improvements are completed first, then the house is listed. This is the fix-and-sell model, where I can manage the work through my licensed general contracting company so estate money is spent only on what the market will pay back.

As-Is Listing

The house is listed as-is to the broad market, marketed like any other property, with buyers bidding on what they see. Less work and faster than a renovation, usually at a lower price.

Multiple Cash Offers

Cash buyers bid against each other for the property in its present condition. This produces the fastest, most certain close, and the price is backed by real competing offers a personal representative can document.

The Financial Decision-Making Comparison

Personal representatives have a fiduciary duty to make defensible decisions. That means comparing each option on the same set of factors before choosing. Here is the framework I use, and that I put in writing for every estate:

The question is never just "which option brings the highest price?" The better question is "which option brings the best net result after costs, time, and risk?" I put that answer in writing for every estate, in a format a personal representative can share with the estate's attorney and beneficiaries.
