Who We Are

This website is operated by Tania Ivey Real Estate Group and provides information and real estate services for probate and inherited property in Maryland, Washington, DC, and Northern Virginia. Information You Provide

We collect the information you enter in our forms, which varies by form:

• The contact and Guide to Probate forms collect your first name, last name, email address, an optional phone number, and your message. Submissions are processed by Halo and GoHighLevel.
• The free home valuation form, which appears across the site, collects your name, email address, and a property address. Submissions are processed by Halo and GoHighLevel.
• The Inherited Guide form collects your first name, last name, email address, and an optional phone number. Submissions are processed by Halo and GoHighLevel.
• Our embedded Probate Checklist widgets are processed through GoHighLevel and collect the fields displayed in the widget.

Your message may include a property address or other information you choose to provide. Form or page identifiers may accompany submissions. We do not request payment information or health information through these forms.

Information Collected Automatically

We use Google Analytics 4, the Meta/Facebook Pixel, and Ahrefs Analytics to understand how visitors use the site and to measure advertising. When you visit, these services may collect pages visited, referring sites, device and browser details, and general location using cookies or similar technologies. Google Fonts loads automatically to style the site. Pages containing embedded YouTube videos load content from YouTube, and loading embedded content may itself send information to the provider. Pages containing embedded checklist widgets load content from GoHighLevel.

How We Use Your Information

We use the information you provide to respond to your inquiry, provide the services you request, and follow up with you. Follow-up may be by phone, text message, or email. Submitting a form does not by itself mean you have consented to automated marketing calls, texts, or campaigns.

Retention

We retain lead information for one year from our last interaction with you. We honor requests to delete your information and will complete them within 30 days. This retention policy applies to lead information; analytics records, provider logs, backups, and transaction records are subject to their own retention practices.

Deletion Requests

Email admin@help34.com to request deletion of your information. We will honor your request within 30 days.

How We Share Information

We do not share lead information with our brokerage or with contractors. We rely on service providers that process information to operate the website and handle inquiries, including Halo (website platform and lead handling), GoHighLevel (forms and lead management), Google (analytics, fonts, and embedded video), Meta (advertising measurement), and Ahrefs (analytics). These providers may process information under their own policies, and some may have independent uses of their own. This is separate from sharing leads with our brokerage or contractors, which we do not do.

External Websites

Our site links to third-party services such as Calendly, Book.Live, and other partners. Those websites have their own privacy practices, and their policies and terms apply once you visit them. We do not send our form submissions to these external destinations.

Security

We use reasonable safeguards to protect the information we hold. No method of storage or transmission is completely secure.

Changes to This Policy

If we update this policy, we will post the revised version on this page with a new effective date.
