Step 1: The Family Goes Through the House
This is the part we don't try to replace.
Take your time. Walk through the rooms. Decide what matters. Identify:
- Family photographs
- Important documents
- Jewelry
- Cash
- Keepsakes
- Family heirlooms
- Furniture family members want
- Collections, artwork, coins, antiques
- Anything with significant value
You don't need to decide what happens to every coffee mug and old lamp. Focus on what matters.
Nothing of value is donated, sold, or removed until documents, family property, and potentially valuable items have been identified.
What about antiques, jewelry, and other valuable items? Those get separated from the normal cleanout before we start. We are Realtors. We are not an auction house, appraiser, or personal-property selling service. If the estate contains higher-value jewelry, artwork, antiques, coins, or collections, the estate should use the appropriate auction house, appraiser, or specialty selling service. As part of our real estate services, we coordinate and manage the property cleanout once those items are set aside.
Step 2: We Coordinate Donations
Many homes contain usable items the family doesn't need. Depending on what's left, we coordinate the donation process so the family isn't spending another Saturday calling organizations and waiting at the house.
Step 3: Our Crew Clears the Remaining Contents
Room by room. Closet by closet. Bedrooms, kitchen, living areas, basement, attic, garage, storage. The remaining everyday contents are removed and disposed of. At some point your time is worth more than the old chair.
Step 4: We Leave the Property Broom-Swept
Furniture gone. Boxes gone. Closets, basement, and garage cleared. Broom-swept doesn't mean professionally deep-cleaned. If the house needs that after it's empty, we can coordinate it as the next step.
What Happens After the House Is Empty?
Selling the property the right way is the actual goal, not the cleanout itself.
Once the contents are gone, we evaluate the property against three options:
Sell as-is. Right call when the estate needs speed or the property needs substantial repairs that don't pencil out.
Clean and prepare. Sometimes professional cleaning, landscaping, and a few small repairs change how buyers see the property.
Repair and stage. Selected improvements and staging can produce a better result, but only when the numbers support it. We don't recommend spending money because a house would "look nicer." We want to know the likely return to the estate before recommending anything.

Most typical properties can be cleared in about 5-7 days once the family has made its selections and we have authorization to proceed. Some properties need more time:
- Extremely full or hoarded properties. More labor, equipment, and removal trips.
- Very large properties. A house with a full basement, attic, garage, and outbuildings involves substantially more material.
- Difficult access. Condos, elevators, long carrying distances, narrow stairways, and limited truck access slow things down.
- Specialized remediation. Mold, animal waste, contamination, or other unusual conditions may need specialists before or during the cleanout.
We look at the house and build the plan first. We don't quote a timeline blind.
What Does a Maryland Estate Cleanout Cost?
Every property is different. A two-bedroom condo with a few pieces of furniture isn't the same job as a five-bedroom house with a full basement, attic, and garage.
Cost depends on:
