2-3 Cash Offers, Often Within 24 Hours

When a probate property hits the market, the cash offers are often there before the lawn can be mowed.
I have seen it hundreds of times: a property hits probate records, and within 24 hours, 2-3 cash investors are calling with offers. They move fast because they are looking for motivated sellers and below-market deals.
Here's what most people don't know: those first offers are almost never the best offer the property can command. They are often 30-50% below market value, because the investor is pricing in their margin, their risk, and the assumption that the estate needs a quick, easy sale.
The secret: get multiple offers and compare them. We have a network of cash buyers we work with, and we can usually get 3-5 competing offers on a property within a few days. That competition drives the price up dramatically.
And before you accept any offer, run the numbers through a full valuation. You might find that a traditional listing nets the estate far more than any cash offer, even after holding costs and commissions.
