Every estate needs real market data, not a Zestimate, to make the right selling decision.

One of the most common challenges in probate is determining the true value of the property and the options available to the estate.

The question I hear most often: should we sell as-is to a cash buyer, fix it up and sell on the open market, or take some other path entirely?

Here's what I tell every executor: you need data, not guesses. A proper Probate Value Analysis gives you the current as-is market value, the after-repair value (what the home would sell for after improvements), and itemized repair estimations with what needs to be done and what it costs.

Once you have these three data points, the options become clear. Some estates are better off taking a fair cash offer. Others gain $50,000 to $200,000 or more by investing in strategic repairs and listing traditionally.

The key is knowing which path serves the estate best, and that requires real market data, not a Zestimate.
